Target Market Analyses

In 2014, a target market analysis was developed by marketing consultants LandUse USA for each county in the region. These housing market studies include analysis of existing and emerging demographic trends to identify future demand for various housing types. The studies present important new opportunities for attracting new housing investment and development to communities throughout the region. Introductory information and reports for each county are available below.    

Target Market Analysis Tutorial (LandUseUSA) - covers the target market analysis approach, general guidelines, and using data for development and placemaking purposes, etc.

Target Market Profiles - Identifies Northwest Michigan’s 12 Target Markets (narrative demographic profiles for each market can be found within this report); charts the market share of existing households for the region; and provides lifestyle indicator data for each market. Also offers relevant county data, and a concluding market assessment of the region.

Market Strategy Reports - Explains market potential, strategy, and placemaking; and provides in-depth analyses of the Place Scores, market potential for both aggressive and conservative scenarios (with extensive tables); and housing affordability. Includes localized assessments that identify strengths and opportunities across each county.

Housing Inventories

Housing reports were prepared by Networks Northwest for Antrim, Benzie, Kalkaska, Leelanau, and Wexford counties, to provide the information foundation for a regional housing strategy, an element of the Framework for Our Future. The inventories provide an overview of housing affordability, type, and condition, as well as information on related factors such as energy and transportation costs, vacancies and foreclosures, and homelessness. The Grand Traverse County Housing Inventory, and the Grand Traverse County Housing Strategy, were completed with assistance from Networks Northwest, formerly Northwest Michigan Council of Governments, in 2012 and 2013, and are availble below. 
 

 

2013 Housing Survey Results

A housing survey was conducted in 2013 to collect opinions and feedback on housing choice, affordability, preferences, and housing discrimination.

Housing Affordability Strategies and Resources is a series of best-practice resources that summarize proactive housing policies and programs that could be effective in Northwest Michigan. Taken singly, these strategies won’t act as stand-alone solutions; but they can be a valuable set of tools for local officials, planners, businesses, developers,
nonprofits, and the public as they work together to improve the supply of affordable housing in their communities.
