Builders are at the front lines of the housing crisis, giving them valuable insights into the factors that are contributing to housing shortages - and potential solutions. This year, the Home Builders Association of Michigan hosted 8 summits across the state to hear directly from builders about the challenges they face in meeting Michigan’s housing needs. Participants emphasized lending, regulatory, workforce, building costs, and demand issues. CEO of the Home Builders Association of Michigan, Bob Filka, will share highlights of the ensuing report, “Housing Challenges Threaten our Economic Growth,” which includes recommendations for the legislature, local governments, and the State of Michigan.

Banking on It: Accessing Capital for Housing Development

Banks and other financial institutions make or break housing projects. Without their investment, housing can’t get off the ground. How can builders, housing organizations, and others work effectively with banks to secure financing? What trends are driving commercial lending and investment? What needs to be in place to access capital? Speakers will discuss trends impacting housing investment, including new financing opportunities, what banks are looking for when lending, examples of recently funded projects, and priorities for new investment.

Michigan Municipal League, Venture North, Northern Lakes Economic Alliance
Sewer hookups, PILOTs, PUDs, and public opposition: when a developer comes knocking on your community’s door, will you be ready? Venture North/Northern Lakes Economic Alliance will share developer feedback on what they need to do business in Northwest Michigan, and the Michigan Municipal League will discuss their work with MEDC & MSHDA on helping communities provide what developers need through the Redevelopment Ready Communities program. Discussion will include specific examples from Michigan communities.
Creative Affordable Housing Options: Shared Housing Programs
New Development Corp, Networks Northwest
Learn how shared housing programs can provide a safe, creative affordable housing option to residents. The Grand Rapids affordable housing non-profit, New Development Corp, will introduce GRHomeShare, a new program that matches housing seekers with senior homeowners looking to age-in-place. And Networks Northwest will share the homeshare tool created by University of Michigan students following last year's Summit, and how it is already being used to meet affordable housing needs in the region.

It Takes All Kinds: Housing, Demographics, and Our Economic Future

It takes all kinds of people to make a world - and to sustain the economy. But Northwest Michigan’s population dynamics are becoming imbalanced as the region increasingly skews older. What does that mean for our economy and our future? Who’s being excluded from our communities because of housing shortages? What populations should we be trying to attract, and how can our housing market help - or hurt - us? Laurie Volk of Zimmerman Volk associates, a nationally-recognized market research firm, will provide information on demographic trends in NW Michigan, and what we need to attract and support the people that will sustain our economy.

To Build More Housing, First We Need Tools: Housing Policy Update and Discussion
Panelists: Michigan Municipal League, Northwest Chamber Alliance, Networks Northwest
Community leaders and businesses throughout Northwest Michigan are trying to create the conditions for housing investment and development - but often find that they’re prohibited from using the financial, taxing, or zoning tools that are most needed for new development. How can we expand the housing toolbox? How can we develop a more cohesive, united approach to statewide policy on housing issues? Panelists will discuss legislative barriers to addressing housing at the local level, potential fixes, and current legislation. Following the panel, facilitated discussion will help to prioritize possible legislative initiatives.
Somebody, Somewhere, Must Have Figured This Out: Learning From our Neighbors
Ottawa County, Networks Northwest, Northwest Michigan communities
No community is an island! Housing is a challenge everywhere, and leaders throughout Northwest Michigan and the State are working in collaborative, creative ways, on multiple fronts, to respond to their local housing needs. Representatives from Ottawa County in West Michigan will share their story on bringing multiple sectors together to address issues like policy, advocacy, and funding. The Housing Solutions Network will provide an update on a proposed Northwest Michigan Housing Partnership, and local leaders will share updates on innovative housing programs and activities across the region that began or continued after the 2016 Housing Summit. Participants are encouraged to use the open mic format to share local updates, best practices, and great ideas.
